Watch for unexplained spikes in your water bill, musty smells, peeling paint or wallpaper, warm spots on floors, or sounds of running water when all fixtures are off. You can also check your water meter before and after a two-hour period of no water use — if it moves, you likely have a leak.
Low pressure usually comes from clogged aerators, mineral buildup in pipes, a partially closed main valve, or leaks. Start by cleaning faucet aerators and showerheads. If that doesn't help, the issue might be deeper — like corroded galvanized pipes or a problem with your pressure regulator.
Once a year is ideal. Flushing removes sediment buildup that makes your heater work harder, raises energy bills, and shortens its lifespan. If you have hard water, you might need it every six months. Tankless heaters typically need descaling every 12 to 18 months.
The most common causes are a worn flapper, a stuck float, or a faulty fill valve. First, remove the tank lid and check if the flapper is sealing properly. If water is trickling into the bowl, replace the flapper. If the water level is too high, adjust the float. A running toilet can waste hundreds of gallons per month.
Consider repiping if you have frequent leaks, low water pressure throughout the house, discolored water, or pipes that are 50+ years old (galvanized steel or polybutylene). Multiple repairs in the same area also suggest it's time for replacement. A full repipe costs more upfront but prevents ongoing emergency calls.
Insulate pipes in unheated areas like basements, crawl spaces, and garages. Let faucets drip during extreme cold, open cabinet doors under sinks to let warm air circulate, and seal any drafts near pipes. If you're leaving town, keep the thermostat at 55°F or higher and consider shutting off the main water supply.
